Common Surveying Services

Here are some descriptions of commonly requested survey services, to assist our clients in selecting the proper service.

Per Act 132, any time a surveyor monuments a property corner, a certified boundary survey must be performed, and a map drawn and recorded with the county in which the survey was done. This map may show the solution to the parcel boundary and the evidence used in reaching that solution. Permanent structures  on the property will be located and shown on the map. A certified boundary survey will give you a tangible-field and a graphical representation of the corners of your property based an the applicable deed of record.

A topographic survey produces a 3-dimensional representation of land on a 2-dimensional media (plan sheet, computer monitor, etc.). Deliverables may include a plan sheet or sheets, and/or an AutoCAD digital terrain model (DTM). Existing topography, substantial features, and current drainage patterns are shown, allowing for sound engineering and site development planning.

Are you currently paying for costly flood insurance, based on FEMA’s current determination of your house with respect to the flood plain? An elevation survey may be the first step towards reducing or eliminating the need for flood insurance. If the elevation survey indicates that an amendment to the current FEMA map might be appropriate, we will prepare and submit the application package on your behalf, as part of our basic services.

These types of surveys are typically used in the lending process for commercial real estate transactions. The surveyor must follow certain guidelines established by the American Land Title Association and the National Society of Professional Surveyors. ALTA surveys help to identify potential color of title in real estate transactions. All improvements, easements, boundary lines, utilities, access points, flood plains, and other features may be shown.  Please click here for the Table A checklist which identifies the optional items that may be required by the lender/requester. Note: the inclusion or omission of certain Table A items can have a significant impact on the cost of the ALTA survey.

A Condo Plat is a map that is used when a client wishes to designate their property as a Condominium. A client will work with an attorney to have the Condominium Declarations drafted which will explain all the intended uses and restrictions of the Condominium Plat. Once this is done, Wolverine will provide a boundary survey and locate the structures on the parcel. When the plat (map) is drafted, Wolverine will designate on the plat all the restrictions that apply to the different condos (units), such as which areas are to be designated as common or limited common elements areas.

This is a requirement if a client would like to divide up a parcel into 5 or more smaller parcels. Wolverine will work with the client, and our civil engineers to develop a plan that will be suitable to state and local statutes and will meet the client development goals. 

This service is commonly used for quit claim deeds, easements, utilities and annexations. We will work with you and your lawyer in drafting the appropriate description with a property exhibit showing the described area. A legal description is basically the foundation for all things land related.
